The developer of a mixed-use project on the corner of Market Street and Kerr Avenue in Wilmington has confirmed that a popular, long-standing pizza restaurant will return as part of the plans.
The North 17 shopping center dates back to 1954 and has been home to Elizabeth’s Pizza since 1987. Construction has begun to transform the former single-story shopping center into a five-story mixed-use building with retail space on the ground floor and 55 residential units above, called The Grove on Market.
Annamaria Lookman, chief operating officer of Quantum Real Estate, said she hopes to support the long-term growth of Wilmington’s local business community and provide a place for residents to feel connected.
“I’m excited to announce that Elizabeth’s Pizza will be a part of it,” she said.

Lookman is part of the family behind the restaurant and other Elizabethan pizzerias in North Carolina, including Fayetteville, Greensboro and Eden.
“Every time we go out, people ask us about Elizabeth,” she said. “We remember people’s orders…and it’s nice to have it become part of the community.”
Elizabeth’s Pizzeria closed in 2023 due to storm damage and ongoing insurance claims. But the owners have been promising returns. If all goes well, The Grove will be completed next year and Elizabeth’s Pizza could open in the fall of 2027, Lookman said.
In addition to Elizabeth’s Pizza, North 17 Mall is home to businesses such as Asian Life Market, Up-Town Clothing and USA Nails. While other plans have not yet been finalized, Luckman said discussions are ongoing about other existing tenants returning to the new development.
