Victorville apartments ​for rent saw price decreases since last January

An analysis of new data from rental market Zumper shows that renters in Victorville are seeing an 8% drop in apartment listing prices from last year’s median of $2,295.

A typical apartment rents for $2,110 in January. The median listing price in Victorville dropped 6% from last month’s $2,250.

The data covers all bedroom sizes within a given metropolitan area, from studios to four-bedroom units. Zumper co-founder Russell Middleton said it reflects the median rent for all active listings during any given time period of the month. New construction is included in the data, and listings that are currently occupied or no longer available are excluded.

1 of 202 rental homes in Victorville is subsidized. Excluding these factors, the overall median rent for listed apartments would be $2,105.

The median listed rent for a one-bedroom apartment is $1,258, down slightly from $1,271 in December. Since last year, one-bedroom rental prices have dropped 18% from $1,537.

Prices for two-bedroom apartments listed for rent were slightly higher than in December, with a center price of $1,543 compared with $1,500 a year earlier. Since last year, two-bedroom rental prices have dropped 8% from $1,683.

California’s statewide rental listing price was very close to the December median of $2,695. The typical price for a one-bedroom rental is $2,159, which is about the same as the average rent in December of $2,150. Two-bedroom rental listings are nearly unchanged from the December center price of $2,757.

In Victorville, the typical apartment listed for rent is 21% below the state median. One-bedroom rent is 42% below the state median, while two-bedroom rent is 44% below the state median.

Nationwide, apartment rental listings were essentially unchanged from last month at $1,878. Nationally, one-bedroom rental listings were generally priced at $1,503, about the same as last month, while two-bedroom rental listings were about the same as last month’s median of $1,790.

In Victorville, the typical apartment listed for rent is 13% higher than the national median. One-bedroom apartments rent for 16% less than the national median, and two-bedroom apartments rent for 14% less than the national median.

Median apartment rents used in this report were collected from Zumper, which aggregates more than 1 million active listings posted by brokers and landlords on the Zumper landlord platform as well as third-party listings from MLS providers to calculate median asking rents.
