17-acre site in booming Houston suburb set for giant housing community

Another massive housing development is headed to Harris County, this time targeting Katy tenants.

A 17.2-acre site at the northwest corner of Clay Road and Katy Pointe Boulevard will soon be transformed into a 210-unit build-to-rent community, Realty News Report reports. Chicago developer RSK Real Estate Partners expects to begin construction on the development in the coming weeks.

The development, known as The Landing at Katy Pointe, will include two- and three-bedroom duplex apartments of approximately 1,500 square feet with attached garages and landscaped courtyards. The units are expected to begin leasing in the third quarter of 2026.

Houston’s build-to-rent boom continues to grow. Earlier this year, Point2Homes ranked Houston fifth among cities in the country with the highest number of single-family rental units. In 2024, RentCafe ranked Houston third among cities for building rental housing.

The Clay Road development is RSK Real Estate Partners’ second build-to-rent community in Katy. The first project, called The Landing at Morton Ranch, will consist of 156 units on 9.4 acres just one mile north of the new proposed development.

“The Landing at Katy Point will meet the needs of young families, professionals and empty nesters who want the benefits of a single-family home in Katy’s well-located growing area,” NewQuest Vice President Rick Ragan, who represented RSK in the transaction, said in a news release.

Several other build-to-rent communities have formed nearby, including Tricon’s 175-unit Peek Road community and AHV’s 176-unit Katy Legacy community.

Katy remains one of Houston’s fastest growing suburbs, with several other large residential and mixed-use developments underway. Katy ISD also plans to expand its coverage to meet the needs of population growth, with plans to spend $64 million to build an elementary school and $72.5 million for a middle school.
