Former Penn State football coach lists State College-area home for $2.49M

James Franklin has finally said goodbye to his Happy Valley home, which was listed for sale last week for $2.49 million.

Located at 157 Manhasset Court in Port Matilda, the home features six bedrooms, six and a half bathrooms and 7,692 square feet. Franklin and his wife, Fumi, bought the Waddell-area home for $1.48 million (about $2.03 million in today’s money) after taking over Penn State’s football program in 2014.

It is one of the most valuable homes in the Cedar Bluff community.

According to the listing photos, the interior is mostly white, with modern lighting and large windows that provide plenty of light. Amenities include a two-car garage with room for two more in the detached garage; basketball court; outdoor kitchen and home gym.

The house is set back from the road and is partially surrounded by forest. Some of Franklin’s touches, such as a football-themed media and game room, appear in the listing photos.

Listing agent Eric Hurvits declined to discuss the home with Center Journal.

Over the past 30 years, the number of noncommercial single-family homes sold for more than $2 million in Center County has been in the single digits, according to county real estate records. The last time a home worth more than $2 million was listed in Center County was in October 2025, also by Hurvits, but it has not yet changed hands.

Penn State fired Franklin during a difficult 2025 season, and four and a half months later, the house was on the market. He is now the head coach at Virginia Tech.
