Denise Richards and Ex Aaron Phypers Evicted From L.A. Home After Landlord Demands $84K Amid Divorce

On Friday, December 26, a Los Angeles Superior Court judge granted the request filed by Richards, 54, and his Phypers landlord. John Callanevicted the former couple from a 6,985-square-foot, six-bedroom, five-bath home in Calabasas, California.

The judge granted Callan possession of the home and said the lease had been forfeited due to non-payment by Richards and Phypers, 53. Callan’s lawsuit seeks $84,000 in back rent, but a judge has yet to rule on damages.

as us As first reported, Callan filed a lawsuit against Richards and Phipers on November 7, claiming they had not paid rent in months. He told the court the pair rented the home in 2020 and agreed to pay $12,000 a month in rent.

Richards moved out of the home in late 2023 and rented multiple townhouses for himself. Phipers continued to live with his parents and brother in a rental house in Calabasas. Richards claimed he left the house in a mess after she left. Sources close to Phypers deny this claim and say the house has actually been improved since Richards left.

Days earlier, Phipers filed court documents requesting spousal support from Richards. He claimed his monthly expenses totaled more than $100,000. That includes $15,000 in rent, $1,500 in health care costs, $4,800 in groceries and house supplies, $2,000 in dining out, $3,200 in laundry and cleaning expenses and various other bills.

Phypers also disclosed in the filing that he owed approximately $850,000 to various third parties. He listed $180,000 owed to his landlord, $120,000 in back rent from his former workplace, a $230,000 loan owed to a man named Tom McCormack, $250,000 owed to another company and $70,000 in legal fees.

Phypers believes Richards earns over $250,000 per month through OnlyFans, appearances and TV appearances. He asked the court to order her to pay him alimony to help him pay his bills.

The court granted Richards a permanent restraining order against Phypers on November 7. Phypers was arrested in court on October 17 after testifying as part of a restraining order trial. Prosecutors charged Phypers with two felony counts of injuring a spouse and two felony counts of dissuading a witness with force or threats. If convicted, Phypers faces several years in prison.

Richards’ new lawyer, Mark GrossCourt documents filed on December 10 reveal that the actress wants the judge who issued her restraining order against Phypers to sit in court to determine any spousal support.

Gross wrote: “The nature and severity of the problem [domestic violence] will decide whether the court will issue [support]and no one is better equipped to make this decision than Judge Juhas. “
